Sydney Property Prices Set to Rise by 18% over the three years to June 2011. BIS Schrapnel's latest property report predicts growth in Sydney properties by 18% over the three years to June 2011. The strongest argument for this price growth is supply and demand. Next year Australia's s population will experience growth at its highest level since the late 1980s. However, the number of new dwellings being built in NSW has almost halved since the peak of the market in 2002 and is reportedly at its lowest level in 38 years.With a Sydney median house price of $550,000 there is likely to be a greater demand for more affordable, quality homes in good locations.

On some estimates, rents are predicted to grow by as much as 50 per cent over the next three or four years.

On the fundamentals, it is hard not to see a revival in the property market But the fly in the ointment is continuing economic uncertainty. In recent weeks, several of the key economic indicators - ranging from housing finance through to retail sales and, most notably, consumer confidence - have shown a turn for the worse, suggesting that higher interest rates have done their job in taking some of the heat out of the economy. But inflation is still above the Reserve Bank's comfort level, financial markets are still digesting the fallout from the worldwide credit crunch, and consumers are feeling the pinch of higher oil and food prices.

Historically, property prices have taken their biggest hits during times of rising unemployment. We haven't seen that yet, though employment fell by almost 20,000 positions in May, suggesting a rise in the unemployment rate is not out of the question. Unfortunately, even a modest rise in unemployment would have a big impact on consumers who have loaded up on debt in the good times and are already feeling the pinch of higher interest rates and petrol prices.

And, as BIS Shrapnel also points out, while house prices have already fallen, this doesn't automatically mean they are undervalued. Thanks to the property boom earlier this decade, housing had become overvalued and at least some of the falls were a much-needed correction.


 

   


For home buyers and investors, it's hard to see any urgency to rush into the market. In uncertain times, there is always good buying for those brave enough to take the plunge. The fundamentals are in place for better returns from property and BIS Shrapnel's three-year time horizon is as good an estimate as any.

But in the shorter term, prices are likely to be volatile - and could fall further if the economy slows more than expected. That means you can probably afford to be choosy.
